DRAFT OF PROPOSAL  TO PURCHASE LAND LOCATED IN THE EAST THIRD OF HERMON

BETWEEN CHARLES ANTHONY, GOUVERNEUR AND UNNAMED PARTNER

Charles Anthony was a Lawyer and  part owner of the Gouverneur Bank

 

Date July 12, 1847

The land speculation was not going as expected but CA thinks that in time it will pay off. One problem is that the settlers were not paying on time. A total of $796.21 had been collected by Mr. Dodge and Mr. Bolton had not received any money.

Charles Anthony is proposing to an unnamed partner ways to buy one of the two blocks of land from Bolton.

 

The E. 3rd. of  the Great Tract contains 5691.35 acres and the estimated value is $11579.16.   

As follows:      2765.79 ac.      good contract  $9125.37

                        542.56 ac.        poor                 $547.49

                        2383    ac         wild @ .80c    $1906.

 

The Middle 3rd. of the Great Tract contains 8960 acres and is estimated at $10648.16.

As follows:      1702.85 ac.      good contract  $6401.17

                        818.01 ac.        poor                 $1671.17

                        6439.55 ac.      wild@.40c      $2575.82

 

Various possibilities for the partnership and which of the two tracts would Bolton decide to sell are discussed.
